Everything you need to know about living with Outpost

Outpost Living (NYC)
  1. Outpost Living bundles utilities, cleaning, protection and more into one flat monthly fee. It's currently available for residents in New York City. If you're renting in Washington DC, your lease continues under our current pricing and utilities policies — see 'Why is the utilities & WiFi charge $199 a month?' below.

  2. Outpost Living applies to New York City leases for Coliving Rooms and Coliving Full Apartments (2+ bedrooms). It's a required part of those tenancies, not an optional add-on.

    It does not apply to Coliving Studios/1-Bedrooms or Traditional unfurnished apartments (12+ month leases), which continue on usage-based utility billing with no membership fee.

    If you're an existing NYC tenant in an eligible unit type, your current lease terms stay in place until you renew — Outpost Living applies to new leases and renewals going forward.

  3. If you're renting a Coliving Room or a Coliving Full Apartment (2+ bedrooms) in New York City, your lease includes Standard membership by default, with an optional Premium upgrade. (Coliving Studios/1-Bedrooms and Traditional unfurnished apartments don't include membership — you pay utilities based on usage instead, same as outside NYC.)

    Standard includes: 24/7 member support, utilities (electricity, water, gas, internet), monthly common-area cleaning, community events, exclusive partner discounts, a 7-day apartment satisfaction guarantee, and renters protection coverage.

    Premium adds: an extended 14-day satisfaction guarantee, early move-in (up to 3 days), a job-loss/visa-revocation protection clause, a free 1-week return stay within 12 months of move-out, priority support, a discount on post-move-out repair costs, and credit-building reporting. Premium is available on room rentals only, not entire apartments or studios.

  4. For Coliving Rooms and Coliving Full Apartments (2+ bedrooms) in New York City, Standard membership is included and required, not optional.

    Coliving Studios/1-Bedrooms and Traditional unfurnished apartments don't have a membership fee at all. Premium is optional on eligible units and can be added at signing, mid-lease, or at renewal.

  5. No. It appears as a separate line item on your monthly invoice, alongside rent, so you can see exactly what you're paying for each.

    Premium: Standard + $49/month

  6. Yes. New York City members who pay their full 12 months of Outpost Living fee upfront at signing receive a 20% discount on the fee, subject to credit/background screening.

  7. Yes, if you're in a Coliving Room or Coliving Full Apartment (2+ bedrooms) in New York City — electricity, water, gas and internet are covered as part of your membership, with no separate utility accounts to set up.

    If you're in a Coliving Studio/1-Bedroom or a Traditional unfurnished apartment in NYC, or in Washington DC, utilities are billed separately based on usage.

  8. Separating these services from rent lets you see exactly what you're paying for, upgrade or downgrade your tier without re-signing your lease, and access member-only perks like return stays and credit reporting. Bundling everything into rent would hide that structure.

  9. Yes. Membership runs alongside your lease term. If you renew your lease, your membership tier carries forward unless you choose to change it.

  10. Yes, just contact your leasing representative at any time. Some Premium benefits, like early move-in and the application fee waiver, are tied to the start of your lease and can't be applied retroactively. Upgrades aren't available in the final 90 days of your lease.

  11. Your tier is fixed for the duration of your current lease. If Premium isn't the right fit going forward, downgrade is available at renewal, not mid-lease.

  12. New York City Outpost Living Standard members have a 7-day satisfaction window; Premium members have 14 days. Let us know within that window and we'll relocate you to another home at no additional cost.

  13. Standard members pay a $20 application fee; Premium members have this fee waived at signing.

  14. Standard members earn $200 per qualified referral; Premium members earn $400 per qualified referral, both paid as a rent credit.

    Annual limits apply: up to 8 referrals per year for Standard members (max $1,600), up to 10 for Premium members (max $4,000).

  15. Not yet. Outpost Living currently applies to eligible New York City homes only.

Most Frequently Asked Questions
  1. Coliving is a shared housing model. Tenants, whom we call members, share kitchens, living rooms, and other common spaces with all members, and have a private or shared bedroom. Cleaning of common/shared areas and supply restocking are provided as a complimentary service.

    Most of what you need — furniture, kitchen supplies, most events — is included in one flat fee. In New York City, whether utilities are included in that fee depends on your unit type under Outpost Living — see the Outpost Living section above.

  2. Availability is always changing, so we’ll send you our current availability (based on the type of room you're looking for) in an offer when you apply (which is free). The availability in the offer sheet is subject to change, as people sign offers on a first-come-first-serve basis.

  3. Before you move in, our cleaning team fully prepares your private room. During your stay, they regularly clean all common/shared areas (kitchen, living room, bathrooms) and restock shared supplies. Private bedrooms aren't part of the recurring clean, so keeping your own room tidy is on you.

  4. It depends on the neighborhood, room type, and house, but as a general guide, our most budget-friendly listings tend to be in outer-borough neighborhoods with good subway access, while more central or in-demand areas run higher.   5. Our most affordable inventory tends to be in outer-borough neighborhoods with good subway access but slightly longer commutes to Manhattan. Think Ridgewood in Brooklyn or Kensington in Queens, for example. You can browse listings starting under $1,250/month and filter by budget tier up to $2,750/month to compare. Exact pricing depends on room type and house.

  6. In New York City: Manhattan (East Harlem, Hamilton Heights, Harlem, Hell's Kitchen, Murray Hill, Upper West Side, Washington Heights), Brooklyn (Williamsburg, Bedford-Stuyvesant, Bushwick, Crown Heights, Fort Greene, Greenpoint, Clinton Hill, Stuyvesant Heights, Midwood, Kensington), and Queens (Ridgewood, Astoria). We also have a smaller number of homes in Washington DC.

  7. For the security of our current members living in our spaces, we do not reveal the exact address of the spaces until you receive an offer. All of our houses are within a 10-minute walk of a subway line. 

  8. No! Our locations are within apartment buildings but operate, unlike any apartment you've ever been in. Coliving is a shared housing model, so space is shared across apartments. However, if you and your friends would like to rent a full private apartment, please enquire and we'll see what we can do!

  9. You can extend your stay in flexible increments for as long as you'd like, we just don't offer a standalone month-to-month rate. Rent your home for our minimum term (starts from 1 month; 90 days for most units), then decide during your stay whether to extend. As soon as you know you'd like to extend, let us know so we can prepare your renewal.

  11. Yes, most of our houses are student housing options, including homes near NYU, Columbia, Fordham, Hunter College, Baruch College, City College of New York, Pratt Institute, FIT, and SVA.

  12. Yes, our Corporate Group option is for companies relocating employees or booking multiple rooms at once.

Before your Move-In
  1. The typical people who live in our spaces are between the ages of 21 and 35; around half are international members and half are American; about 30 percent are students (undergraduate, graduate, post-graduate, or short-term programs); and 70 percent are already in their professional fields, from all different professional backgrounds! The gender breakdown changes all the time, but on average it’s 50-50.

  2. If everything checks out, you'll typically hear back the same day, usually within one business day of applying, even on weekends, with a follow-up email containing your offer.

  3. Your spot is reserved after you complete these steps

    1. Complete a free background check
    2. Pay your security deposit.
    3. Sign your contract
    4. Pay your first month's rent
    5. Sign up for renters insurance.

  4. Our minimum lease term is 1 month, maximum is 12 months for most unit types. Traditional Full Apartments require a minimum 12-month lease. After your initial term, extend in whatever increments suit you for as long as you'd like to stay.

  5. It depends on the house, but our houses range from 6 to 65 members. Remember that these members are spread across multiple apartments, in shared and private rooms.

  6. Our smallest private rooms are around 70 square feet and our largest private rooms are around 140 square feet, and we have everything in between. 

    Our smallest two-person room is around 75 square feet, and our largest is around 170 square feet.

     

  7. At Outpost, we require all tenants to have a renter's protection plan. Already covered? Send us proof of your policy. Need coverage? The Outpost Club Protection Program covers personal property, damages to your rented space, and liability.

    If you're an Outpost Living Standard or Premium member, renters protection plan coverage is included in your membership at no extra cost — see Outpost Living above.

  8. It can. If you renew, your rate reflects the current market rate at the time of renewal. Any promotional or discounted pricing applied at your original signing does not carry over to a renewal, extension, or unit transfer. We'll notify you of your renewal rate and any term changes in writing before your lease term ends.

Upon Arrival
  1. PLEASE NOTE THAT THERE IS NO RECEPTION, THEREFORE YOUR CHECK-IN TIME HAS TO BE AGREED UPON BEFORE ARRIVAL AS FOLLOWS:

    Please provide your expected arrival time at the house and travel details (flight number, port of arrival, bus/train/route information) to: customer.service@outpost-club.com

    If your expected arrival to the property changes by more than 1 hour, please inform us in advance via e-mail, text, or phone call. Regular check-in time is from 3 p.m. to 9 p.m.

    Night check-in (after 9 p.m.) may also be organized for an extra fee of $40 USD. We can't guarantee check-in between 12 a.m. and 9 a.m.; however, if we are able to do it, there will be a $70 late check-in fee.

    Early check-in (9 a.m. to 3 p.m.) may be also organized if scheduling permits.

During Your Lease
  1. Your room, bed (prepared for a fee), move-in ready furniture, cleaning services, working space, security systems, and new friends :)

    If you're a New York City tenant on Outpost Living (eligible Coliving Room or Full Apartment), whether utilities are included depends on your tier and unit type — see the Outpost Living section above.

    If you're in Washington DC, or a New York City tenant who signed before Outpost Living launched, utilities and WiFi are included via the flat $199/month charge — see above — until your NYC lease renews onto Outpost Living.

    If you have chosen to rent a full apartment, utilities, cleaning, furnishings, etc. may or may not be included, but this will be disclosed during the sales process.

  2. All payments are sent as electronic invoices sent to your email. You may pay in any electronic format. You will receive an invoice for your first month's rent after being approved as a client. For all future month's payments, when you pay depends on when you move in.

    If you aren’t moving in on the first day of the month, your first month's invoice will be for one month starting from your move-in date. For the second invoice, you will be billed a pro-rated amount until the last day of the month. After that, all future months will be billed from the first day of the month to the last day of the month.

    If you move in on the first of the month, your rent is always due on the first of the month, with no pro-rated invoices.

  3. Most of our locations are equipped with keypad access and an Latch or August Lock security system, although a few use traditional keyed locks. We have Nest security systems in all of our common areas to keep everyone’s valuables safe. These are not monitored and are only accessed when our members request that we look at them for justifiable purposes (missing items left in common rooms, suspicious activity, etc.). Most of our locations also have lockers for members’ valuables. In addition to the above, coliving provides a unique, unintended security benefit: Because many people are living in the same spaces, there is virtually always someone at home.

  4. The New York Housing Department policy disallows residential properties from placing locks on bedroom doors for fire safety purposes; however, even if Outpost were allowed to put locks on the doors, Outpost is committed to providing safe and secure coliving spaces through trust and mutual respect. Bedroom doors are unlocked because it is a display of this trust and respect; on top of our security systems mentioned above, our members are selected for their appreciation of a safe environment.

  5. From the events we host each month to the everyday connections that naturally happen, our team is here to give you the sense of community you’re looking for—professional, personal, or both. Get involved as much or as little as you’d like; you’re always welcome either way. Explore our blog to see what life in our community is all about.

  6. There is no option to cancel during your stay under a standard lease. Please consult your lease for specifics.

    NYC Outpost Living members: see the satisfaction-window relocation option in the Outpost Living section above — that's a relocation right within your membership, not a lease cancellation.

  7. Yes! Let us know by emailing bookings@outpost-club.com as soon as you decide. If you haven't committed to an extension, your bed can be reserved by anyone admitted to Outpost.

    If you're an Outpost Living member, your membership tier carries forward automatically when you renew, unless you choose to change it — see Outpost Living above.

  8. Paper mail goes to a mailbox or a local post office (PO) box if you prefer. Packages should always require signatures or be sent to pick-up sites (PO boxes, amazon lockers, etc.) We are not responsible for lost or stolen packages.

  9. It depends on the house, so some houses have no machines (but laundromats are right around the corner), some houses have coin-operated machines and some have free laundry. You can find out the specifics on the house pages.

  10. No overnight guest stays are allowed.

     

  11. Yes! At most houses, there is just a $250/month surcharge for couples or any situation in which two people are sharing a private room. There are some instances where we can not allow couples in a specific apartment in order to maintain a proper number of tenants in a given apartment.

  12. While we abide by all current housing laws, please understand that this is a coliving space and that current and future members that you share the space with may be allergic to your animal.

  13. If you moved in on any day other than the first day of the month, your first month's invoice will be for one month starting from your move-in date. For example, If you move in on March 15th, your first month's rent will be from March 15th to April 14th.

    For the second invoice, you will be billed a pro-rated amount until the last day of the month. In the same example, if your first month's payment is from March 15th to April 14th, your second payment will be from April 15th to April 30th.

    After that, all future months will be billed from the first day of the month to the last day of the month. In the same example, your third payment would be from May 1st to May 31st.

  14. Auto-charge is a convenient option we offer to our tenants, which allows us to automatically deduct the monthly rent payment from your chosen payment method on the specified due date. By selecting this feature, you can ensure that your rent is paid on time without the need for manual payments or reminders.

    Here's how auto-charge works:

    1. Enrollment: When you go to make your first payment, there will be a checkbox allowing you to opt-in to our auto-charge feature. There you provide us with your preferred payment method, such as a credit card or bank account details. This will then authorize us to charge the rent amount on the specified due date each month.
    2. Payment Notification: Before processing the auto-charge, we will notify you in advance, usually a few days before the due date. This notification serves as a reminder and allows you to review the transaction details.
    3. Payment Processing: On the specified due date, we will automatically charge the rent amount from your authorized payment method. This ensures that your payment is made on time and helps you avoid late fees or missed payments.

    If you prefer not to be enrolled in the auto-charge feature moving forward, please let us know, and we will be more than happy to disable it for next month. You can contact our customer support team or reply to this email, and we will make the necessary arrangements to ensure your rent payments are handled according to your preference.

After Your Stay
  1. We know there are a lot of moving parts when packing & preparing to move out, so here’s a helpful reminder with important info for changing your mailing address with USPS 7-10 days before move-out:

    Change Your Address and Other U.S. Post Office Services: https://www.usa.gov/post-office

    *NOTE* The above site is an official website of the US Government!  There are lots of scam sites for the US Postal Service, Department of Motor Vehicles, etc., that try to make you think they’re official US Government sites, and then try to get you to pay for their services.  2 things to look for to tell if a site is an official US Government site:

    1. A site ending in “.gov” is an official US Government site (as opposed to “.com” or “.co” etc).  All branches of the US Federal government use “.gov” as a domain name
    2. Look at the web address in the browser bar.  An official US Government site will start with “https://” NOT “http://”  (the S means it is a secure, encrypted site)

    https://www.usa.gov/post-office has all the info on changing your mailing address, but long story short, the two ways to change your mailing address are: 

    1. Change address online at: https://moversguide.usps.com/
      1. *NOTE* You will get an immediate email confirmation, but know that if you want to change your address online, there is a $1 charge to a credit or debit card in your name as identity verification  & it says right on the site: You don’t need to pay a separate company to change your address. Scammers may charge $40 or more to do what you can do for just $1 using the moving section of the official USPS.com website.
      2. Also, if your new address will be outside the US, it is recommended that you use the second method below and go to your local post office 
    2. Go to a local post office and request “Mover’s Guide Packet”
      1. Inside the packet is PS Form 3575. Fill out this change of address form and give it to a postal worker behind the counter (RECOMMENDED IF NEW ADDRESS IS OUTSIDE THE US) or drop it into the letter mail slot inside the post office.
      2. You should receive a confirmation letter at your new address in five business days.

    If mail is still arriving for you 30 days post-move-out, Outpost will return mail to the post office as “return to sender”, so IF YOU ARE RECEIVING MAIL AT YOUR OUTPOST HOUSE, be sure to CHANGE/UPDATE YOUR MAILING INFORMATION 5-10 DAYS BEFORE MOVE-OUT

  2. Security deposits are refunded within 15 days of departure from the Outpost premises.

    If you are a US citizen, we can only refund you by mailing you a check, please provide us with your new mailing address and we will send it to you.

    If you are international, we will refund you through the method of payment you used to make the security deposit payment. If you have since closed the account that you used to pay the security deposit, contact that bank, explain the situation, and they usually can temporarily re-open the account so you can receive and withdraw the funds.

    If you paid us your security deposit using Qira, the security deposit will be refunded to Qira.

  1. Outpost is a network of coliving spaces where you can easily rent a room across New York, with a smaller footprint in Washington DC. We offer end-to-end coliving for creatives, entrepreneurs, digital nomads, remote workers, students, and anyone looking to move to a new city and connect with new people. One flat fee covers furniture, appliances, kitchen essentials, and — depending on your unit type — utilities.

    New York may be home to millions, but it's easy to feel alone here. Our goal is to make sure you never come back to an empty house, and that moving is simple and affordable along the way.

  2. Outpost was founded in 2016 by three friends who faced the struggle of finding housing in New York as international renters. Credit checks, scams, broker fees, furniture costs, utilities, endless deposits—the process was exhausting. So, they built a better way: removing the hassle and adding what was missing—community. Since then, Outpost has expanded to new cities and continues to grow a network of homes designed for connection.
