It depends on your home type:
Coliving room — Membership required, utilities included in the fee.
Coliving full apartment (2BD+) — Membership required for each tenant, utilities included in the fee.
Coliving 1BD/Studio — No membership fee, utilities billed based on actual usage.
Traditional full apartment (12+ month lease, unfurnished) — No membership fee, tenants set up and pay for their own utility accounts.
Where membership applies, Standard is a required part of your tenancy, not an optional add-on. Premium is always optional, and available on room rentals only.

For coliving rooms and full apartments (2BD+), yes — utilities are bundled into your membership fee. For 1BD/Studio coliving and Traditional leases, there's no membership fee, and utilities are billed based on actual usage instead.

Two reasons. First, transparency — separating your membership from your rent means you see exactly what each piece costs and what it covers. Second, flexibility — you can upgrade or downgrade between Standard and Premium without re-signing your lease. Outpost shows it. This doesn't apply to 1BD/Studio coliving or Traditional leases, which don't carry a membership fee.

***Early Move-In Policy. Early move-in of up to three (3) days prior to the lease start date is available exclusively for members on a 12-month lease agreement with a lease start date of the first (1st) day of the calendar month. To qualify, the membership contract must be fully executed at least 30 days before the lease start date. Early move-in dates are subject to unit availability and will be confirmed no earlier than seven (7) days before the scheduled lease start date.
***Job Loss / Visa Revocation Emergency Clause. Available exclusively to Premium members. This benefit applies solely prior to the member's move-in date and may not be claimed once occupancy has commenced. Upon verified involuntary job loss or visa revocation, the eligible member will receive a one-time rent credit applicable toward a future invoice. The credit must be used within ninety (90) days of the original lease start date. Supporting documentation—such as a termination letter or visa revocation notice—is required to process the claim. This benefit may be exercised once per membership term, is non-transferable, and remains subject to verification and approval at our sole discretion.
****Free 1-week return stay. Available exclusively to Premium members on a lease term of 12 months or longer. The 1-week return stay must be claimed within 12 months of move-out, may not commence until at least fourteen (14) days after the original move-out date, and is subject to unit availability. The unit assigned for the return stay may differ from the member's original unit and is not guaranteed to be the same. This benefit is redeemable exclusively in designated units selected for this program; unit availability on our website does not indicate eligibility for this perk, and the inventory applicable to this benefit is separate from our general listings. A mandatory cleaning fee will be charged prior to or upon check-in. An optional linen service is also available at an additional cost.
